1. Acceptance of Terms
By accessing or using SGHO.ME ("the Service"), you agree to be bound by these Terms of Service. If you do not agree, please do not use the Service. We reserve the right to update these terms at any time, and continued use after changes constitutes acceptance.
2. Description of Service
SGHO.ME is an AI-powered property portal for Singapore's resale market. The Service provides AI-assisted property search, valuations, property guides, and agent tools. Public features are free; agent features require a paid subscription.
3. Not a Licensed Estate Agent
SGHO.ME is a property listing platform and media service only. It is NOT a licensed estate agent or salesperson under the Estate Agents Act 2010 and does NOT conduct estate agency work. SGHO.ME does not negotiate, broker, or facilitate property transactions on behalf of any party. All listings on this platform are posted by individual agents registered with the Council for Estate Agencies (CEA). Users are advised to verify any agent's credentials at the CEA Public Register (https://eservices.cea.gov.sg/aceas/public-register/) before engaging them.
4. User Accounts
Agent accounts require registration with a valid email address. You are responsible for maintaining the confidentiality of your account credentials. You must provide accurate information, including a valid CEA registration number for agent accounts. We reserve the right to suspend accounts that violate these terms.
5. AI-Generated Content Disclaimer
Property valuations, search results, and AI-generated descriptions are provided for informational purposes only and should not be relied upon as professional property advice. Valuations are estimates based on historical transaction data and may not reflect current market conditions. Always consult a qualified property professional before making purchase or sale decisions.
6. Agent Responsibilities
Agents using the Service must comply with all applicable Singapore laws, including the Estate Agents Act, CEA Code of Ethics, and Personal Data Protection Act (PDPA). Agents are responsible for the accuracy of their listings and must not post misleading information. Agents must obtain the prior consent of the property owner before listing any property. Listings must be removed once the property is no longer available.
7. Subscriptions and Payments
Agent subscriptions are billed monthly via Stripe. You can cancel anytime from your dashboard; cancellation takes effect at the end of the current billing period. Refunds are not provided for partial months. We reserve the right to change pricing with 30 days' notice.
8. Intellectual Property
All content on SGHO.ME, including AI models, software, design, and documentation, is owned by SGHO.ME or its licensors. You may not reproduce, distribute, or create derivative works without permission. Listings content belongs to the respective agents.
9. Data and Privacy
We collect and process personal data in accordance with our Privacy Policy and Singapore's PDPA. Transaction data is sourced from official government databases (data.gov.sg, URA, HDB). See our Privacy Policy for details on data handling.
10. Limitation of Liability
SGHO.ME is provided "as is" without warranties of any kind. We are not liable for any damages arising from use of the Service, including reliance on AI-generated valuations or search results. Our maximum liability is limited to the fees paid in the 12 months preceding the claim.
11. Governing Law
These terms are governed by the laws of the Republic of Singapore. Any disputes shall be subject to the exclusive jurisdiction of the courts of Singapore.
